Is Helderberg Village fully developed?

Yes, it’s a well-established, fully developed retirement village with six sectional title bodies corporate, all managed under a central non-profit company for consistent oversight and governance.

How close are shops, hospitals, and other facilities?

Very close! Waterstone Village is just down the road, with Somerset Mall and top hospitals like Mediclinic Vergelegen a short drive away.

Are any upgrades or renovations planned?

Yes, continuous improvement is key. The healthcare facility was revamped in 2025, and upgrades to the Clubhouse and terraces are planned for in 2026.

What is “sectional title” in simple terms?

You own your unit (and possibly a garage or parking bay) and share ownership of communal spaces like gardens and roads with other residents.

What exactly am I buying?

You’re buying a section (unit) in the Village – not a standalone plot – along with a share in communal property.

Is the Village properly registered?

Absolutely. It’s governed by all the right laws and is fully compliant with the Sectional Titles Act and Community Schemes Ombud Service.

What rules govern living here?

Key documents include the Memorandum of Incorporation, Conduct Rules, and Architectural Guidelines – all designed to maintain high standards.

Can I view these documents?

Yes, they’re available on the Helderberg Village website. Prospective buyers and residents are encouraged to read them.

Are there restrictions on selling my unit?

All sales must be approved by the Company. The buyer and or occupant will also need to pass a health check and meet Village criteria.

What legal paperwork do I get when I buy?

You’ll receive rules from your Body Corporate, the MOI, and guidelines for any renovations or changes you might plan. You will also receive your title deed form the Deeds Office.

Do I have to be over 50 to live here?

Yes, mostly. Owners can be any age, but residents must usually be over 50 and meet health requirements. Some exceptions apply.

Can I buy a home for my parents?

Yes, family members can buy for loved ones. But the resident must be over 50, pass a health check, and be approved as the nominated occupant.

What if the owner passes away or can’t live independently?

The unit becomes part of their estate. An Executor takes over until it’s transferred, and rules around age, health, and occupancy still apply.

What is the Capital Contribution Levy (CCL)?

It’s a once-off fee (25% of the property's increased value since the last sale) paid when a unit is sold or a new resident moves in. This helps keep monthly levies stable.

What do monthly levies cover?

They cover things like security, garden services, insurance, communal maintenance, staff salaries, and more. The amount is based on unit size and features.

Are there special levies?

We pride ourselves in having sufficient Reserves that it is highly unlikely that the need for a special levy will be necessary. All major projects are clearly communicated and designed to be fair and manageable.

What other costs should I expect?

You’ll also pay for property rates, utilities (based on usage), personal insurance, and optional extras like internet or club and social membership fees.

Who looks after maintenance?

You maintain your unit’s interior. The Body Corporate takes care of all shared spaces and the exterior – unless you've made approved changes.

Who maintains the inside and outside of my unit?

You’re responsible for the inside and any additions (like an enclosed patio). The Body Corporate maintains the exterior unless it’s been altered.

Is there a Board of Directors?

Yes, Helderberg Village is overseen by a Board of Directors who ensure strong governance and represent the interests of residents. While the Board provides strategic direction and oversight, the day-to-day running of the Village is handled by the CEO and her professional Management Team.

How secure is the Village?

Very secure. There’s 24/7 security, controlled gate access, CCTV, electric fencing, and on-site emergency response.

What emergency help is available?

Each unit is connected to a 24/7 emergency system. There’s always someone ready to respond to medical, fire, or security issues.

Is there frail care or assisted living?

Yes. The on-site facility offers everything from short-term support to long-term care, with a professional team on hand day and night.

Can all residents use the healthcare facility?

Yes, but it’s subject to availability and assessment. Healthcare isn’t included in levies and is charged separately. There is currently a 2 year waiting list for frail care.

Are laundry and housekeeping included?

Yes! Light cleaning and laundry are part of the monthly levy. Extra services are available for an added fee.

Can I keep pets?

Yes, with some rules. You may have up to two pets. They must be registered, leashed in public areas, and well-behaved.

How many parking bays do I get?

It depends on your unit’s title deed. Most include a garage or carport. Extra parking may be available to lease.

How does Helderberg Village approach ageing in place?

The goal is to support independent living for as long as possible. When more care is needed, residents can transition to the on-site facility in a respectful, supportive environment.
